A 280-bedroom new build hotel built as part of the airport city masterplan. The M&E services installation at the Holiday Inn Manchester Airport, operated by IHG Hotels & Resorts, was delivered as part of a contemporary full-service hotel development comprising modern guest accommodation, restaurant and bar facilities, meeting and conference spaces, fitness amenities, and extensive back-of-house support areas serving Manchester Airport. The project involved the installation and commissioning of comprehensive mechanical, electrical and public health services, including high-efficiency HVAC systems, domestic water and drainage, power distribution, lighting, fire detection and alarm, access control, security and life-safety systems, providing a safe, comfortable and energy-efficient environment while supporting the continuous operational requirements of a busy international airport hotel.

- Complete M&E installation for a high-specification Holiday Inn hotel located adjacent to Manchester Airport, delivering guest accommodation together with restaurant, bar, conference, gymnasium and extensive back-of-house facilities.
- Installation of a resilient electrical infrastructure incorporating dedicated utility supplies, main LV switchgear, rising busbar distribution, landlord and tenant distribution boards, together with standby generator systems and automatic transfer switches providing continuity of supply to critical life safety services.
- Comprehensive LED lighting installation throughout guest bedrooms, circulation areas, reception, restaurant, lounge, gymnasium, plantrooms and external areas, incorporating intelligent lighting controls, DALI dimming, occupancy detection and centralised lighting control systems to maximise energy efficiency whilst enhancing the guest experience.
- Full life safety installation comprising addressable fire alarm system, emergency lighting, disabled refuge systems, disabled WC alarms, smoke ventilation interfaces and standby power infrastructure, ensuring compliance with current fire safety legislation and hotel operational requirements.
- Security systems including CCTV, intruder alarm, access control, telecommunications infrastructure and TV/satellite distribution providing secure operation throughout both guest and staff areas.
- Installation of high-efficiency VRF heating and cooling systems serving hotel bedrooms and public spaces, complemented by central air handling units, mechanical ventilation with heat recovery, mechanical extract systems and entrance air curtains providing year-round occupant comfort and reduced energy consumption.
- Domestic water services supplied from sectional GRP cold water storage tanks and packaged booster set, distributing potable water throughout the hotel together with central domestic hot water generation, grey water services and comprehensive BMS monitoring of critical water infrastructure.
- Specialist mechanical installations including commercial kitchen gas services, pizza oven flue systems, condensate drainage, syphonic rainwater drainage and dry riser systems integrated within the building’s life safety strategy.
- Fully integrated Building Management System providing central monitoring and control of HVAC plant, water services, metering, alarms and energy consumption, enabling efficient operation and preventative maintenance across the entire hotel.
